Welcome to Desert City Stays Vacation Home Rentals LLC (“Desert City Stays,” “we,” “us,” or “our”).
These Terms & Conditions govern your use of our website, booking services, holiday-home accommodation services, and any reservation made directly with Desert City Stays.
By making a reservation, using our website, or staying in one of our properties, you acknowledge that you have read, understood, and agreed to these Terms & Conditions.
1. About Our Services
Desert City Stays Vacation Home Rentals LLC provides short-term and holiday-home accommodation services in Dubai, United Arab Emirates.
Our properties are offered subject to applicable Dubai Department of Economy and Tourism (DET) requirements, building/community regulations, availability, and the specific conditions applicable to each property.
Property descriptions, photographs, amenities, availability, and prices are provided in good faith and may vary between properties.
2. Booking and Reservation
A reservation is considered confirmed only after:
- The required booking information has been provided;
- The applicable payment has been received or authorized; and
- Desert City Stays has issued booking confirmation.
The person making the reservation must provide accurate and complete information, including their full name, contact details, number of guests, and identification information when requested.
The guest making the reservation must be at least 18 years old unless otherwise permitted by applicable law or agreed by Desert City Stays.
The guest who makes the booking is responsible for ensuring that all members of their party comply with these Terms & Conditions and the applicable property rules.
3. Prices and Payments
All prices displayed on our website are subject to availability and may change before a reservation is confirmed.
The total price may include accommodation charges, applicable taxes, fees, cleaning charges, Tourism Dirham fees, security deposits, or other charges applicable to the reservation.
The applicable price and payment requirements will be communicated to the guest before or at the time of booking.
Guests are responsible for ensuring that payment information provided to us is accurate and that sufficient funds are available.
Failure to make a required payment by the applicable deadline may result in cancellation of the reservation.
4. Security Deposit
Certain properties may require a refundable security deposit.
The amount and payment method will be communicated before or during the booking process.
The security deposit may be used to cover, where applicable:
- Damage to the property, furniture, appliances, fixtures, or equipment;
- Missing items;
- Excessive cleaning;
- Lost keys, access cards, remotes, or access devices;
- Unauthorized guests or occupants;
- Breach of property rules;
- Fines or charges resulting from the guest's actions; or
- Other reasonable costs arising from the guest's stay.
If no deductions are required, the refundable security deposit will be returned in accordance with the applicable property's deposit procedure and payment method.
5. Cancellation and Refunds
Cancellation terms may vary depending on the property, booking rate, dates, promotional offer, and booking channel.
The cancellation policy applicable to the reservation will be displayed or communicated to the guest before confirmation.
Where a refund is applicable, Desert City Stays will process the refund in accordance with the applicable cancellation policy and payment method.
Certain promotional, discounted, non-refundable, or special-rate reservations may have different cancellation conditions.
Guests should review the cancellation conditions carefully before completing a reservation.
Nothing in these Terms & Conditions is intended to remove or restrict any mandatory rights or protections available to consumers under applicable UAE law.
6. Check-In and Identification
Guests must provide valid identification documents when required for registration and check-in.
Check-in instructions, access information, and any required registration procedures will be provided before arrival.
Guests must provide accurate information regarding the number of occupants.
Only registered and authorized guests may occupy the property.
Desert City Stays may refuse or delay check-in where required identification, payment, registration, or other mandatory requirements have not been completed.
7. Check-In and Check-Out Times
Standard check-in and check-out times will be communicated for each reservation.
Early check-in and late check-out are subject to availability and may incur additional charges.
Guests must vacate the property by the agreed check-out time unless a late check-out has been approved in writing.
Failure to vacate on time may result in additional charges where permitted.
8. Property Rules
Guests agree to respect the property, building, community, neighbours, and applicable Dubai regulations.
Unless expressly permitted for a particular property, guests must not:
- Hold parties or events;
- Create excessive noise or disturbances;
- Smoke inside the property;
- Exceed the approved number of occupants;
- Allow unauthorized persons to stay overnight;
- Use the property for unlawful activities;
- Damage, remove, or misuse furniture, appliances, fixtures, or equipment;
- Conduct commercial activities or professional photography/video production without prior written approval;
- Make alterations to the property; or
- Violate building, community, security, or property-management rules.
Additional rules may apply to individual properties and will form part of the guest's booking conditions.
9. Parties, Events and Noise
Parties, events, gatherings, and activities that may disturb neighbours or violate building/community regulations are prohibited unless expressly authorized in writing.
Guests are responsible for the conduct of everyone they invite to the property.
Desert City Stays may take appropriate action where a guest causes a disturbance or seriously breaches property rules, including contacting building security or relevant authorities where necessary.
10. Smoking
Smoking inside properties is prohibited unless the particular property expressly permits smoking in designated areas.
Guests may be charged for additional cleaning, deodorizing, restoration, or damage resulting from smoking in a prohibited area.
11. Occupancy and Visitors
The maximum permitted occupancy for each property must not be exceeded.
Visitors may be subject to building security requirements and must comply with applicable registration procedures.
Over-occupancy or unauthorized overnight guests may result in additional charges or termination of the stay where permitted by law.
12. Guest Responsibilities
Guests are responsible for taking reasonable care of the property during their stay.
Guests must:
- Keep the property reasonably clean and orderly;
- Secure doors and windows when leaving;
- Use appliances and facilities appropriately;
- Follow building and community rules;
- Report damage, maintenance problems, or safety concerns promptly; and
- Return keys, access cards, remotes, and other property items upon departure.
Guests must not intentionally or negligently damage the property or its contents.
13. Damages and Missing Items
Guests may be responsible for reasonable costs resulting from damage, loss, breakage, or removal of property caused by them or members of their party.
Where appropriate, Desert City Stays may provide the guest with details of the relevant damage or charge.
Charges may be deducted from a security deposit where applicable or otherwise requested from the responsible guest.
14. Maintenance and Repairs
Guests should report maintenance issues as soon as reasonably possible.
We will make reasonable efforts to address maintenance problems during the stay.
Some repairs or services may require access to the property by authorized maintenance personnel.
Where an urgent issue affects safety, security, water, electricity, or essential facilities, Desert City Stays may take reasonable emergency measures to protect the property and its occupants.
15. Access to the Property
Where reasonably necessary and permitted by law, Desert City Stays or authorized personnel may require access to the property for:
- Emergency situations;
- Maintenance or repairs;
- Safety inspections;
- Preventing damage;
- Addressing serious complaints or rule violations; or
- Other legitimate property-management purposes.
Except in emergencies or circumstances where immediate access is reasonably necessary, reasonable notice will be provided where practicable.
16. Changes to a Reservation
Requests to change dates, number of guests, property, or other reservation details are subject to availability and approval.
A change may result in a price adjustment or additional charges.
A reservation change may also be treated as a cancellation and new booking where applicable.
17. Property Availability and Exceptional Circumstances
While we make reasonable efforts to maintain confirmed reservations, circumstances may occasionally arise that are outside our reasonable control, including serious property damage, building restrictions, government actions, utility emergencies, natural events, or other circumstances that make accommodation unavailable or unsafe.
Where this occurs, Desert City Stays will make reasonable efforts to provide an appropriate alternative or other reasonable resolution, subject to applicable law and the circumstances of the reservation.
18. Amenities and Property Information
We make reasonable efforts to ensure that property information, photographs, descriptions, and amenities displayed on our website are accurate.
However, furnishings, décor, views, furniture arrangements, building facilities, and amenities may occasionally change due to maintenance, replacement, building management decisions, or circumstances outside our control.
Certain building facilities such as swimming pools, gyms, parking areas, lounges, or other shared amenities may be subject to availability, maintenance, operating hours, or building/community rules.
19. Liability
Desert City Stays will provide its services with reasonable care and in accordance with applicable laws and regulations.
To the extent permitted by applicable law, Desert City Stays is not responsible for loss, theft, damage, injury, interruption, delay, or inconvenience resulting from circumstances outside our reasonable control or from a guest's misuse of the property or facilities.
Guests are responsible for their personal belongings and valuables during their stay.
Nothing in these Terms & Conditions excludes or limits liability where such exclusion or limitation is prohibited by applicable law.
20. Personal Belongings
Guests are responsible for their personal belongings.
Any lost property found after check-out will be handled according to our lost-property procedures. Guests may be responsible for reasonable delivery or handling costs associated with returning items.
Desert City Stays does not guarantee that lost items can be recovered.
21. Guest Conduct and Legal Compliance
Guests must comply with all applicable laws, regulations, building rules, community rules, and instructions provided by Desert City Stays.
Any unlawful activity occurring at a property may be reported to the relevant authorities where required or appropriate.
A guest's reservation does not grant any right to use the property for unlawful, commercial, or prohibited purposes.
22. Complaints
Guests are encouraged to contact Desert City Stays as soon as possible if they experience an issue during their stay.
We will make reasonable efforts to investigate and resolve legitimate complaints promptly.
Guests should provide sufficient information, photographs, or other evidence where relevant to help us investigate the matter.
Nothing in this section limits a guest's statutory rights to submit a complaint to the appropriate UAE or Dubai authority.
23. Website Use
The content of the Desert City Stays website, including photographs, text, logos, graphics, branding, and other materials, is owned by or licensed to Desert City Stays unless otherwise stated.
You may not reproduce, copy, modify, distribute, publish, sell, or commercially exploit our website content without prior written permission.
We may update, modify, suspend, or discontinue portions of the website from time to time.
24. Third-Party Booking Platforms
Some Desert City Stays properties may also be available through third-party platforms such as Airbnb, Booking.com, or other online travel agencies.
Where a reservation is made through a third-party platform, the platform's applicable booking and cancellation terms may also apply.
In the event of a conflict between these Terms & Conditions and mandatory terms imposed by the applicable booking platform, the relevant platform terms may apply to the extent required for that reservation.
25. Privacy and Personal Data
We may collect and process personal information necessary to provide accommodation, process reservations, complete guest registration, communicate with guests, comply with legal and regulatory requirements, process payments, prevent fraud, and manage our services.
We will handle personal information in accordance with applicable UAE data-protection and privacy requirements.
The UAE Personal Data Protection Law establishes requirements concerning the lawful processing, security, confidentiality, and protection of personal data.

26. Marketing Communications
Where permitted by applicable law and where the required consent has been obtained, we may send information about our services, offers, promotions, or updates.
Guests may opt out of promotional communications by using the available unsubscribe mechanism or contacting us.
We do not intend for these Terms & Conditions to override any applicable UAE consumer or data-protection requirements.
27. Intellectual Property
The Desert City Stays name, logo, branding, website content, photographs, marketing materials, and other intellectual property may not be used without our prior written permission.
Unauthorized use of our intellectual property may result in appropriate legal action.
28. Governing Law
These Terms & Conditions are governed by the laws applicable in the Emirate of Dubai and the United Arab Emirates.
Any dispute will be handled by the competent authorities and courts of Dubai, United Arab Emirates, subject to any mandatory rights or dispute-resolution mechanisms available under applicable law.
29. Amendments
Desert City Stays may update these Terms & Conditions from time to time to reflect changes to our services, legal requirements, or business practices.
The updated version will be published on our website with the relevant effective or update date.
30. Severability
If any provision of these Terms & Conditions is found to be invalid, unlawful, or unenforceable, the remaining provisions will continue to apply to the extent permitted by law.
